1. About These Terms

These Terms and Conditions govern your visit to Woolmers Estate and any tickets, tours, accommodation, or experiences purchased through our website or ticketing platform. By purchasing a ticket or booking an experience, you agree to be bound by these terms.

Woolmers Estate is operated by the Woolmers Foundation, a not-for-profit organisation. Tickets and bookings are processed through our online ticketing platform, Roller Software (roller.software), which is powered by Adyen for payment processing.

Please read these terms carefully before completing your purchase.

2. Tickets and Bookings

2.1 General Admission

General Admission provides access to the estate grounds, all exterior heritage buildings, the National Rose Garden, and the Unshackled digital experience. Admission is valid for the date of visit only and does not guarantee entry to Woolmers House interior (see Guided House Tours below).

Tasmanian residents receive complimentary General Admission when accompanying a paying interstate or overseas guest. Proof of Tasmanian residency may be requested.

Prices are in Australian dollars and include GST where applicable.

2.2 Guided House Tours

Guided House Tours are an add-on to General Admission and provide access to the interior of Woolmers House. Tours are strictly limited in number and operate twice daily at 11:00am and 2:00pm. Availability cannot be guaranteed without advance booking.

Additional fee: $10 per person (added to General Admission).

2.3 Heritage Accommodation

Heritage Accommodation bookings are subject to separate accommodation terms confirmed at the time of booking, in addition to these general terms.

2.4 Pricing Changes

Woolmers Estate reserves the right to adjust pricing at any time. The price displayed at the time of purchase is the price that applies to your booking.

3. Opening Hours and Access

The estate grounds and Rose Garden Cafe are open daily from 8:00am. Last entry is 4:00pm. Grounds close at 6:30pm.

Woolmers Estate is closed on Christmas Day (25 December).

Building access and specific experiences may have different operating hours. Current operating details are published on our website and within the Roller ticketing platform at the time of booking.

Woolmers Estate reserves the right to modify operating hours with reasonable notice. Where closures are planned, notice will be provided via our website and social media channels.

4. Payment and Processing

Payments are processed securely through Roller Software, powered by Adyen. Woolmers Estate does not store your payment card details. By completing a purchase, you agree to Roller Software’s terms of service and Adyen’s payment processing terms.

We accept Visa, Mastercard, Apple Pay, Google Pay, and cash. All transactions are processed in Australian dollars.

A tax invoice will be issued to the email address provided at the time of booking.

5. Cancellations and Refunds

5.1 General Admission

General Admission tickets are non-refundable except as required under the Australian Consumer Law.

5.2 Guided House Tours

Tour bookings cancelled more than 24 hours prior to the scheduled tour time will receive a full credit or refund. Cancellations made within 24 hours of the tour are non-refundable. No-shows forfeit the booking amount.

5.3 Heritage Accommodation

Accommodation cancellation terms are specified in your booking confirmation. Cancellation fees may apply depending on the notice period provided.

5.4 Estate Closures

In the event that Woolmers Estate must close due to circumstances beyond our control (including but not limited to extreme weather, emergency directions, or safety concerns), we will make reasonable efforts to provide advance notice. Affected ticket holders will be offered a date transfer or credit. Refunds will be assessed on a case-by-case basis.

5.5 Australian Consumer Law

Nothing in these terms limits or excludes any rights or guarantees you have under the Australian Consumer Law. If a service fails to meet a consumer guarantee, you may be entitled to a remedy including repair, replacement, or refund.

6. Conduct on the Estate

By entering Woolmers Estate, all visitors agree to:

  • Treat the estate, its buildings, and all heritage assets with care and respect
  • Follow all directional signage and instructions from estate staff and volunteers
  • Not touch, interfere with, or remove any heritage items, artworks, or estate property
  • Not enter any building or area that is marked as closed to visitors
  • Supervise children at all times
  • Dogs on a lead and registered assistance animals are welcome on the estate
  • Not consume alcohol on the grounds except within licensed areas
  • Not engage in behaviour that is disruptive, unsafe, or offensive to other visitors or staff
  • Not smoke or vape anywhere on the estate grounds or within buildings

Woolmers Estate reserves the right to refuse entry to, or remove from the estate, any visitor who fails to comply with these conditions. No refund will be provided in such circumstances.

7. Photography and Filming

Personal photography is welcome throughout the estate grounds and gardens for non-commercial purposes.

Photography or filming within Woolmers House during the Guided House Tour is at the discretion of the tour guide. Please follow instructions regarding flash photography and the handling of heritage items.

Commercial photography, filming, or use of drone equipment requires prior written approval from Woolmers Estate management. Requests can be directed to enquiries@woolmers.com.au.

Images created on the estate remain the intellectual property of the creator. By tagging Woolmers Estate in publicly shared images, you grant Woolmers Estate a non-exclusive licence to share that content on our social media channels and website, with attribution where reasonably practicable.

8. Children and Supervision

Children under 16 years of age must be accompanied and supervised by a responsible adult at all times.

For safety reasons, prams and pushers may have restricted access to some areas of the heritage buildings. Estate staff can advise on accessible pathways upon arrival.

9. Accessibility

Woolmers Estate is committed to providing an inclusive visitor experience. The estate grounds, Nigel Peck Centre, Rose Garden, and several heritage buildings have accessible pathways. Some heritage structures, due to their age and protected status, have limited accessible access.

Visitors with accessibility requirements are encouraged to contact us prior to their visit so we can assist with planning. Contact details are listed at the top of these terms.

You can disable cookies through your browser settings. Disabling cookies may affect the functionality of some areas of our website, including the booking and ticketing system.

10. Heritage Accommodation Specific Terms

10.1 Heritage Accommodation guests receive complimentary General Admission for the duration of their stay, including after-hours access to estate grounds after 6:30pm.

10.2 Accommodation is provided in heritage-listed cottages dating from the 1840s. Guests acknowledge that, given the protected heritage status of these buildings, some features and finishes may differ from standard contemporary accommodation.

10.3 The estate and its buildings are protected under state and federal heritage legislation. Guests must not affix, hang, or attach any item to walls, ceilings, or heritage fabric without prior approval.

10.4 Linen, towels, and standard amenities are provided. Please refer to your booking confirmation for details of inclusions specific to your cottage.

10.5 A minimum stay may apply during peak periods. Details are provided at the time of booking.

10.6 Woolmers Estate reserves the right to retain a security bond or charge for damage to accommodation or estate property caused during a guest’s stay.

11. Donations

Woolmers Foundation holds Deductible Gift Recipient (DGR) status. Donations of $2 or more are tax-deductible for Australian taxpayers. A receipt will be issued to the email address provided at the time of donation.

Donations are voluntary and separate from the cost of tickets or accommodation. All donations support the ongoing preservation and operation of Woolmers Estate.

12. Limitation of Liability

To the fullest extent permitted by applicable law:

  • Woolmers Estate accepts no liability for loss, damage, or injury to persons or property occurring on the estate grounds, except where caused by our negligence or breach of a statutory duty.
  • Woolmers Estate accepts no liability for personal items lost, stolen, or damaged during your visit.
  • Nothing in these terms excludes liability for death or personal injury arising from negligence, or for any liability that cannot be excluded by law.

Visitors enter the estate and its buildings at their own risk, acknowledging that some areas contain uneven surfaces, heritage structures, and natural features that may present hazards.

13. Intellectual Property

All content on the Woolmers Estate website, ticketing platform, and promotional materials, including text, images, design, and the Woolmers Estate name and logo, is the property of the Woolmers Foundation and is protected by Australian copyright law. No content may be reproduced, distributed, or used commercially without prior written consent.

14. Changes to These Terms

Woolmers Estate reserves the right to update these terms at any time. Updated terms will be published on our website and will apply to all bookings made after the date of publication. For bookings already confirmed, the terms in effect at the time of booking apply.

15. Governing Law

These terms are governed by the laws of Tasmania and the Commonwealth of Australia. Any disputes will be subject to the exclusive jurisdiction of the courts of Tasmania.
